Flashing failures
The #1 cause of Atlanta roof leaks. Step flashing, chimney counter-flashing, and pipe boots fail from thermal cycling and Georgia’s heat.
Range: $150–$1,200
Pipe boot replacement
Rubber seals around plumbing vents crack at 10–15 years. A $150–$200 repair that, when ignored, becomes a $3,000 interior damage job.
Range: $150–$250
Missing shingles
Wind lifts shingles from aging seal strips. Exposed underlayment has days, not weeks, before water intrusion. Age determines repair vs replace.
Range: $150–$600
Valley leak repair
Roof valleys carry the most water of any surface. Debris accumulation and aging flashing create perfect leak conditions.
Range: $300–$1,200
Edge damage from gutters
Clogged gutters overflow and rot fascia, which compromises drip edge and edge shingles. Fix the gutter first — we handle the resulting damage.
Range: $200–$600
Interior leak investigation
Water stains on ceilings are usually 3–10 feet from the actual roof entry point. We find the source, document it, and fix it.
Range: $150–$500
We tell you which one you actually need
Some contractors push replacement when repair is genuinely the right answer. We don’t.
Repair makes sense when: your roof is under 10 years old with isolated damage; single penetration point; flashing failure with otherwise sound shingles; you’re planning to sell within 1–2 years; insurance isn’t covering the scope.
Replacement makes sense when: roof is over 15 years old with moderate-to-significant damage; multiple repair areas across different roof planes; same leak repaired more than once; insurance is covering the work; you want Class 4 shingles and the insurance premium discount.
Not sure which you need? That’s exactly what our free inspection is for.
