“Lifetime warranty” sounds reassuring. But in roofing, warranty language can be deceptive. Here’s what you actually get.
Two Completely Separate Warranties
Every roofing system has two independent warranty components:
Manufacturer’s material warranty: Covers defects in the shingle material itself — delamination, premature deterioration, cracking not caused by storm or installation error. Issued by GAF, CertainTeed, Owens Corning, etc.
Contractor’s workmanship warranty: Covers installation defects — improper nailing, incorrect overlap, flashing errors. Issued by the contractor.
A shingle that fails because it was nailed wrong isn’t a material defect. The manufacturer won’t cover it. This is one of the most common warranty disputes in roofing.
What “Lifetime” Actually Means
Most premium asphalt manufacturers now offer “lifetime” material warranties. The fine print:
- “Lifetime” means the expected life of your home — generally 50 years
- Coverage is prorated — in year 25 you may only get 50% of replacement cost covered
- Full non-prorated coverage typically applies only for the first 10-15 years
- Coverage is for material defects, not storm damage or improper installation
The System Warranty
Premium programs from GAF (Golden Pledge) and CertainTeed (SureStart PLUS) require installation by a certified contractor using a full system of matching products. In exchange:
- Non-prorated coverage for longer periods (25-50 years)
- Workmanship coverage folded into manufacturer warranty (up to 25 years)
- Wind speed coverage up to 130 mph or unlimited
These system warranties are meaningfully better — but they require certified installers. Verify certification before signing.
What Voids Your Warranty
- Improper installation (nailing outside the nail zone, insufficient nails)
- Unauthorized repairs by non-certified contractors after installation
- Improper ventilation (most manufacturers require specific ventilation standards)
- Pressure washing (damages granules)
- Application of unapproved coatings
The Workmanship Warranty
Most legitimate roofing contractors offer 5-10 year workmanship warranties. Look for:
- Written warranty provided at project completion
- Clear description of what’s covered
- Transferable to next homeowner if you sell
- Contractor who will actually be around to honor it
A 25-year workmanship warranty from a contractor with a disconnected phone number in two years is worth nothing. Ask about the company’s history and stability.
