The Standard Inspection Process

Arrival and introduction: The inspector introduces themselves, confirms what they’re there to assess, and asks if you have specific concerns or areas to focus on.

Ground-level walk: Before anyone gets on the roof, the inspector walks the perimeter from the ground — looking at roof profile, visible shingle condition, gutter condition, soffit and fascia, and any obvious anomalies.

Roof access: A properly equipped inspector has an appropriate ladder. For most Atlanta residential roofs, they’ll get on the surface. They should have slip-resistant footwear and follow safety protocols.

On-roof inspection: They assess all roof planes methodically — shingle condition across the full surface, all penetrations and flashing points, ridge cap, valleys, and ventilation components. After a storm, they’re looking specifically for impact marks, granule loss patterns, and dented metal.

Photography: A professional inspection includes extensive documentation. Expect photos of any findings — impact marks, flashing condition, granule loss, gutter accumulation.

Attic access (if available): The best inspections include an attic walkthrough to check decking condition, ventilation function, and signs of active moisture.

Report delivery: After the inspection, the contractor provides a summary of findings and their professional recommendation. Reputable contractors are straightforward about what they found and will show you the photos.
